Quartz District Woodbridge VA: homes, models and buyer guide
Compare Stanley Martin's townhomes and townhome-style condos, tour all five models, understand what is planned around the community and prepare before you visit the builder.
Independent buyer resource by Abraham Walker with Ask A Walker. Last researched July 18, 2026.
First-hand buyer perspective
Built from an on-site tour of all five model homes
Abraham Walker toured The Jenkins, The Hugo, The Tessa, The Julianne and The Maya to compare how each plan handles stairs, garage access, everyday living space, storage and optional areas.
This guide combines that first-hand walkthrough with builder materials and public development information. The purpose is to help buyers arrive with better questions, not simply repeat the builder's marketing page.

The larger development
Quartz District is more than the homes currently for sale
The original 2022 rezoning covers approximately 145 acres and authorizes up to 1,015 residential units plus up to 374,000 square feet of non-residential uses. The detailed mix and delivery sequence remain subject to refinement.
Approximate acres
The original approved rezoning envelope at the northwest quadrant of Prince William Parkway and Minnieville Road.
Maximum residential units
The entitlement ceiling across the larger development, not the number of homes currently released for sale.
Maximum non-residential square feet
The approved cap for the broader commercial component. Public descriptions of the internal office and retail mix vary.
What is planned
- Townhomes and townhome-style garage condos
- Future office, retail and residential uses
- Pedestrian-oriented streetscapes and public spaces
- Planned pool, clubhouse, trails and green space
- A future Whole Foods Market has been announced
Planned amenities, retailers and completion timing can change. The commercial buildout is expected to follow later phases.
The infrastructure issue buyers should understand
Prince William County is constructing a grade-separated interchange at Prince William Parkway and Minnieville Road. Prince William Parkway will pass under Minnieville Road.
County materials show construction and detours beginning in 2026, with final completion targeted for spring 2028. The schedule is a target, not a guarantee.

Woodbridge access with an active construction story
Quartz District is at Prince William Parkway and Minnieville Road, near Potomac Mills and access to I-95. Buyers should evaluate both the long-term mixed-use plan and the short-term effects of interchange construction.

What to compare before choosing a Quartz District home
The floor plan is only one part of the decision. Use these questions to compare the real cost and the practical fit.
Ownership structure
Confirm whether the home is a fee-simple townhome or condominium and what the association documents, fees and maintenance responsibilities cover.
Base price versus selected home
Ask for the current base price, the actual homesite price, structural options, design selections, lot premiums and any required packages.
Garage and storage
The plans differ between one-car and two-car garages. Compare vehicle fit, guest parking, equipment storage and the effect of optional rooms.
Stairs and daily layout
These are multi-level plans. Consider where groceries enter, where laundry sits, how often you use outdoor space and which level holds the main living area.
Incentive tradeoffs
Compare the builder lender's complete loan estimate with outside financing. A lower advertised rate does not automatically mean the lowest total cost.
Inspections and representation
Confirm the builder's inspection stages and buyer-representation policy before the first visit. Builder rules and contract terms vary.
