Step 7 to Selling Your Northern Virginia Home - Professional PhotographyWe hire the best photographers to take our listing photos, and it is their goal to show your home to buyers in the best way possible, emphasizing many of the points that you expressed as favorites. The appointment will take approximately 2-4 hours. While they are there, they will also create a floorplan so that buyers may see the space more clearly.

Tips for a successful photoshoot:

  • Remove pets from the home, or crate/kennel them during the appointment.
  • Hide all pet beds, bowls, toys, etc. Pets can be a turn off for buyers who may have allergies or other aversions to animals.
  • Make the bed.
  • Put away the dishes.
  • Turn on all lights, and make sure the bulbs are all working. Especially those in lamps.
  • The day before the appointment, take your own photos with your smartphone. If they look cluttered, declutter more. Even if it’s just temporarily putting things in cabinets, closets, and drawers.

We may move items around slightly for the best photos, please do not be surprised or upset to find things a little out of place. We do try to put things back as they were, but it’s not always possible.

With condos and planned communities, we often photograph the amenities of the community. If there is anything like a favorite park or activity nearby, let us know.

Virtual Tour

In addition to traditional photography. Each of our listings also includes a 3D Matterport virtual tour. The advantages of adding a virtual tour to your listing:

They Are Interactive and Viewer-Friendly: Virtual tours lets buyers explore your home independently. Potential buyers are able to visit each room they want to see. In each room, they can focus on the lighting, flooring or any other aspect that interest them.
Hold Attention: Virtual tours are better than still images along because virtual tours can keep the viewer glued to your listing for longer. As they explore each room, it’s easier for them to dream about buying and living in the house.
Create a Strong Sense of Ownership: The longer a buyer spends looking through different sections of a property, the more they can imagine themselves owning it. These tours can urge buyers toward making an offer.
Save Time: We are huge advocates of open houses. They allow potential buyers to walk through at their own pace without the concern of being on time for your next property. We share a link to the virtual tour with each open house visitor allowing them to take a second or third look at the property again on their own time.

It isn’t unusual to wait 48 hours for the return of completed photos, as soon as they are back from the photographer, we can go active in MLS. Your home is on the market!
