Good thing you scheduled the inspection already! Your offer was accepted and you’re officially under contract! If you didn’t schedule the inspection, now is the time to do it, this needs to be completed as quickly as possible. We can recommend an inspector or two that we trust to give you fast and thorough services. Now you need to get your signed contract to your mortgage lender. We will take care of this for you and make sure your paperwork all gets turned in on time. This step in the process moves you from “pre-approved” to “approved” mortgage.
Remember that you’ve only been preapproved up to this point. Make sure to respond quickly to each request from your mortgage lender, any delays in this can result in a delayed closing. Some lenders joke that this is like getting a “financial colonoscopy”, there will be a lot of files they’ll need copies of. This is an absolute requirement of buying a home with a mortgage. The faster you file this paperwork, the quicker your lender can get an appraiser scheduled.
Within 3 days of your contract being accepted, you will need to submit your first earnest money deposit with the title company, this will be personal or certified check. We will let you know what kind you’ll need at the time of writing the contract. Make sure you receive a confirmation receipt.
