Abraham outlines the three top reasons he attends your appraisals when he and his team represent you as a seller.

1. Sometimes appraisers don’t use the appropriate comparables.
This often happens when the appraiser assigned by a lender is licensed to service a large market or even multiple markets. This procedure could lead to the appraiser not knowing the specifics of any market, and use comparable properties based on a shallow understanding of the local market. We provide an appraiser with a Comp Packet that outlines the comparable sales we used to price the home and get it under contract quickly.

2. We can glean valuable information from the appraiser.
While at an appraisal, the appraiser often reveals information on issues that won’t arise in a home inspection that can cause problems in the funding of the loan. This is especially important with VA, FHA, and USDA loans, as they have incredibly specific requirements. These problems will be be included in the appraisers’ Deficiency Report, but if they can tell us in advance, we can get a head-start on repairing the issues. Sometimes, we even get recommendations on how the appraiser would like to see them corrected, giving us options to present to you, the seller.

3. Knowledge and Presence
By attending the appraisal, we’re able to make certain that the appraiser is aware of who we are, and our awareness of the market and our active involvement in the industry.
