One of the top communities to live in Fairfax County is Kingstowne, which is the second-largest planned subdivision in Northern Virginia. Kingstowne is conveniently located in the southeastern portion of Fairfax County and just outside the Beltway in the Franconia-Springfield area.
Kingstowne Home Sales Price
In Kingstowne, there are three kinds of property types such as single-family homes, condos, and the most popular home type in the neighborhood, which is townhouses.
The average sales price of a three-bedroom and a two-and-a-half-bath townhouse is $557,000. Townhouses also come with either single car or two-car garages.
On the lower end, there are units at roughly 1,200 square feet that is around $400,000. The sales price could go up to $670,000 for 3,000 square feet units.
On the other hand, the second most popular property type inside Kingstowne is condos. There are three condominiums in the community, namely Chancery of Kingstowne, Eton Square, and Stratford Place.
Condos in the area come in several different layouts and range from one to three-level units that are between 1,050 and nearly 1,500 square feet. Condominiums with two bedrooms and a two-plus bath have a price range of $300,000 to $405,000.

Kingstowne Commute Time
When it comes to the commute time, Kingstowne is about 16 miles from Washington D.C., 9 miles from Fort Belvoir, 12 miles from The Pentagon, 15 miles from Tysons Corner, and 28 miles from Quantico. Residents have quick access to the Mixing Bowl wherein the three major Interstates 95, 395, and 495 meet.
As a result, a lot of the military personnel like to live in Kingstowne because of its close proximity to the surrounding areas. Hence, there are a fair number of military personnel working at The Pentagon living in this community.
Moreover, Kingstowne is just within walking distance to the Franconia-Springfield Station, which has access to the Virginia Railway Express (VRE), Van Dorn Station, and Huntington Station. This makes it super convenient to get to work.
There are also a couple of carpooling options. The commuter lot off Backlick Road and the slug line on Old Keene Mill Road are both located less than 15 minutes from the community. Additionally, there’s the Fairfax Connector, which is a public bus that runs throughout the day.
Kingstowne Public Schools

Living in a planned community like Kingstowne affords its residents access to numerous amenities. As a resident of Kingstowne myself, the Homeowner’s Association (HOA) in this neighborhood doesn’t just include snow and trash pickup.
The HOA in Kingstowne comes with 2 outdoor swimming pools, 2 fitness centers, an aerobics studio, 2 community centers, 6 tennis courts, basketball courts, 3 multi-purpose courts, sand volleyball courts, 25 tot lots, and 12 miles of walking trails that my family and I really enjoy.
As mentioned, Kingstowne has 2 fitness centers, namely LA Fitness and Anytime Fitness where you don’t have to sign up for a gym membership.
On top of all that, just right down the street from the community is the Lee District RECenter, which has some nice trails and is a really great place for families to hang out.
Things To Do in Kingstowne
As far as entertainment, dining, and shopping options go, Kingstowne offers access to various shops, markets, and restaurants. Speaking of shopping, the Kingstowne Towne Center has retail stores like TJ Maxx, HomeGoods, and World Market.
The Kingstowne Towne Center also hosts a Farmers’ Market each week from the beginning of spring to fall. If you want fresh produce year-round, you can visit Nalls Produce, which is a family-owned retail fresh produce market and garden center that is just right outside the community.
You’ll also have no problem shopping for groceries in the area since Kingstowne has every supermarket you could possibly need including Walmart, Wegmans, and Amazon Fresh Grocery Store.
What I really like most about Kingstowne is it’s the type of neighborhood where you don’t have to leave in order to get to all the creature comforts as it has every type of restaurant you could imagine.
From fast-casual to legitimate restaurants, you can expect to find it in Kingstowne. To name a few, the area has Panera Bread, CAVA, La Madeleine, Burtons Grill & Bar, Osteria Marzano, KitchenCray, and Bonefish Grill.
