Construction-Delay and Rate-Lock Scenario Calculator

Measure what a delay interval you choose could do to the calendar and to lender, housing, storage, moving, and overlap costs that you enter.

This is not a completion-date predictor. It does not estimate whether a delay will occur, what caused it, whether the builder is responsible, or whether you have a contractual remedy.
Dates and delay scenario
Use the builder's current written target or your planning date.
Use the date supplied by the lender.
A user-selected stress-test interval—not a forecast.
Enter only documented or intentional cost assumptions
Leave blank if the lender has not supplied a figure.
Do not invent a lender charge.

Are changing dates affecting the rest of your plan?

Put the milestone history, financing clock and housing overlap on one page so the next builder and lender questions are easier to see.

Answer six quick questions, provide your contact details, then choose a consultation time. Your calculator entries stay on this device unless you choose to share them.

Method, privacy, and boundaries

Method version: AAW CAL-104 v1.1 · August 2026. The calculator adds the selected delay days to the entered closing date, counts calendar days beyond the entered lock expiration, prorates entered monthly logistics costs using 365.2425 ÷ 12 days per month, and adds only the financing costs you entered.

No input or result is saved, placed in the URL, or intentionally sent to Ask A Walker. If you want Ask A Walker to retain or review a personalized scenario, use the reviewed-result request instead of relying on this temporary browser result.

Confirm lock, extension, and relock terms with the lender; construction and notice obligations with the builder and contract; and legal rights with a qualified Virginia real-estate attorney.
