Hello, my name is Abraham Walker and I’m going to be your neighborhood guide through Kingstowne.
Our family of four moved to Kingstowne in 2013 when our children were 3 and 5 years old. 10 years later, we’re still living in the neighborhood.
At the time of our arrival, our oldest son, AWII, attended Lane Elementary School, and our younger son, TW, went to St. John’s Luthern Church Early Childhood program.
We’ve loved living in Kingstowne for the past ten years and look forward to many more.
This guide will be from a “locals” perspective. We’re going to tell you everything we wished we known about the area when we first moved here.
If you do a quick Google search for the term Kingstowne, zip/postal code 22315 will be one of the first results.
The Homeowners Association is also on the same results page. It’s common for people to refer to the 22315 zip code as the Kingstowne area versus naming one of the smaller communities.
Hopefully, this clears up any confusion about the Kingstowne area. Now, let’s continue with your guide.
History of Kingstowne
In the mid-1980s, the Halle Companies began constructing the Kingstowne community on 1,200 acres of land.
The project consisted of 5,000+ residential homes (and counting) and commercial developments. The commercial section of Kingstowne is called Kingstowne Towne Center.
Located in the 22315 zip code, Kingstowne is a Homeowners Association (HOA) named Kingstowne Residential Owners Corporation (KROC). KROC has a business office in the Thompson Center and is open Monday through Friday from 9 am – 5:30 pm.
The business office has extended hours until 8 pm on Wednesdays to accommodate all schedules. Use the following information to contact KROC:

There are pros and cons to living in an HOA. One of the main benefits of participating in HOA is the confidence you have in land issues being solved and the proper maintenance of common areas. Love having pristine common areas and high-end amenities.
In addition to land use and maintenance of common areas, the HOA dues are also reasonable for the amenities available to residents. We’ll discuss what amenities are available in the upcoming sections.
Owners of Condos pay a higher fee because their units are in a condominium complex and an HOA. We’ll discuss how much each condo charges for their condo fees in an upcoming section.
Now that you know the history, let’s talk about the location.
Can I commute to work from Kingstowne?
Whether by car, carpooling, or public transportation, Kingstowne’s convenient location makes it very easy to commute to work.
Since the community is located right outside the beltway, you have quick access to the mixing bowl, the place where the 3 major interstates meet: I95, I395, and I495.
When you are traveling to work by car, you can get to the interstate, HOV lanes, and back roads quickly. It takes 7 – 15 minutes to get to either the mixing bowl entrance or the I495 on-ramp. There’s also an HOV on-ramp for both North and South access less than 15 minutes from the community.
Carpooling from the Kingstowne area gives you two options. The commuter lot off Backlick Road and the slug line on Old Keen Mill Road are located less than 15 minutes from the community.
Public transportation options are wide open from the Kingstowne community. You have three options for getting to your destination: bus line, metro, and train.
The public bus line that services the Kingstowne area is called the Fairfax Connector. Bus lines 231 and 232 have stops throughout the community 7 days a week and start running from 4:50 am to the last stop at 10:28 pm. On weekday mornings, the bus makes two stops in both directions every two times per hour.
Kingstowne is located between two metro stops along the Blue Line. The Van Dorn Metro station is closer to the North Village, and the Springfield/Franconia Metro station is more convenient for the South and Middle Villages.
You can board the VRE at the Springfield/Franconia Metro station. VRE stands for Virginia Railway Express. The train has fewer stops than the metro, which may decrease your commute time.
Kingstowne is about 16 miles from Washington, DC, 9 miles from Ft Belvoir, 12 miles from the Pentagon, 15 miles from Tysons, and 28 miles from Quantico.
Now that we know how long it takes to get to different places outside of Kingstowne, let’s look at the different amenities available to Kingstowne residents inside the community.
What amenities are available to residents of Kingstowne?
Kingstowne residents have access to every amenity you would want in a planned community. Access to the amenities is included in your homeowner’s association dues. Only residents have access to the amenities.
Here’s the current list of amenities:

Residents gain access to the swimming pools and fitness centers through valid resident passes.
The passes can be picked up at the Business Office located in the Thompson Center.
Fitness Center Information
The Fitness Centers are in the South and North Villages. The South Village fitness center is called the Thompson Center Fitness Facility.
The North Village fitness center is called the Snyder Center Facility. Both facilities have the same hours of operation.

Pool Information
Kingstowne has three swimming pools. One of the three pools is in Stratford Place and is only available to residents of the condominium development. The other two pools are available to any resident in Kingstowne with a valid resident pass.
Both pools that are available to all residents have a kiddie pool, diving section, and restricted lap lanes for swimmers. One pool is located at the South Center, 6080 Kingstowne Village Parkway, and the other at the Snyder Center, 6450 South Van Dorn Street.
My family prefers the South Center pool because we live in the South Village. The Snyder Center is in the North Village and most of its visitors are from that section of Kingstowne.
Tennis Court Information
Kingstowne has six tennis courts for residents to use. The tennis courts are in sets of two with lights and only accessible through a combination code. Unfortunately, to use the courts, you will need to stop into the business office at the Thompson Center to sign a waiver and receive the security code.
One set is located at the South Center, another set is located at Snyder Center, and the last one is in the North Village off Van Dorn on Hogan Court.
Now that we know what amenities are available to residents, let’s discuss the different schools that service Kingstowne homeowners and residents.
What Fairfax County Public Schools serve the kids that live in Kingstowne?
Kingstowne is on the Fairfax County side of Alexandria Virginia. Since the community is a prime example of urban sprawl, different parts of the community attend different schools.
Fairfax County Public School system services the children in the Kingstowne subdivision. The schools are defined by their regions and classified by their pyramid.
The two high school pyramids that service Kingstowne is part of Region 3. The names of the two pyramids are Edison High and Hayfield High.
The pyramid is the best shape to describe the structure of the schools in this area because multiple Elementary Schools feed in one High School. Depending on what part of Kingstowne you live in, your kid could go to one of three Elementary Schools; Lane Elementary School, Hayfield Elementary School, and Franconia Elementary School.
Lane Elementary School services the majority of the students in the area from 6th grade and below. There isn’t much difference between the Elementary Schools in the area because they’re all ranked similarly on all school ranking websites.
Hayfield Secondary and Twain Middle School service the middle school students grade 7th – 8th grade. Kids who live on the western side of Kingstowne go to Hayfield and the Twain servicing the east side of the community.
Hayfield Secondary starts at grade 7 and ends at 12. For some parents, this is a concern because the school is larger than a 9th – 12th High School.
At the time of this article, my oldest son is a rising 7th greater. We toured the school Hayfield and felt that the concern about the size of the school is a non-issue for our family.
The school does a great job of keeping the Middle and High school students separate.
Kids that attend Twain Middle School will attend Edison High School. Edison High School is the 2nd high school that services the Kingstown area.

Kingstowne Villages (South, Middle, and North)
Kingstowne was developed in stages called “village.” The villages are called South Village, Middle Village, and North Village.

How much is a condominium in Kingstowne?
Condos are the 2nd most popular property types inside the community.
There are three condominiums in Kingstowne, Chancery at Kingstowne, Eton Square, and Stratford Place.
Condos come in several different layouts and range from one to three-level units between one thousand fifty and nearly fifteen hundred square feet.
A two-bedroom two-plus bath condo in Kingstowne averages around $350,000.
They range in price from $300,000 to 405,000 dollars.
