Start with the decision you’re actually making
Compare what exists now, what is still planned, what each home type asks you to maintain, and what the complete monthly obligation may include.
Orient yourself before the tour
Use one planning surface to understand recreation, school, golf, and the operating rail option nearby. The planned Potomac Shores station is not presented as open.
Select a location to focus the map. Every popup includes the address and a deliberate Google Maps directions link.
What exists now—and what does not
Buy for the community and transportation available today. Treat the planned station, developing Marketplace, and later waterfront phases as possible benefits.
Established. Verify access, hours, guest rules, and distance from the exact home.
Operating nearby. Test the complete door-to-door trip and schedule.
In final design as of September 2026. It is not rail service you can use today.
Still developing. Confirm what is physically open when you visit.
Six questions before you choose a home
Open the questions that matter to your search. On mobile, this becomes a guided sequence instead of an endless article.
What kind of home—and responsibility—are you buying?

What homes sold for recently
Bright MLS recorded 183 closed residential listings in the exact Potomac Shores (Prince William VA) subdivision selection from September 6, 2025 through September 6, 2026.
How to read this Bright MLS snapshot
These are MLS-recorded closings, not every possible builder transaction. One record classified as “Other” is excluded. Incentives, concessions, upgrades, and transactions not entered into Bright MLS can affect comparisons. Sold/original-list is not sold/final-list. This is informational—not an appraisal or prediction.

What is the complete monthly obligation?
The advertised HOA number may not be the complete recurring cost. The exact property may also carry a CDA assessment, condo fee, or different maintenance responsibility.
Recent 2026 public listings commonly report a monthly HOA around $180–$200 for many fee-simple homes, but that is a planning signal—not a quote. Request the current disclosure package or builder documents for the exact property.
Use the Northern Virginia new-construction true-cost calculator as a planning aid.
Will the established amenities fit your routine?
Potomac Shores identifies the Shores Club, pools, fitness and social facilities, parks and trails, sports facilities, a canoe club, community programming, and a public golf course as part of the established recreation base.
- Fitness and pools: confirm access, hours, classes, guest rules, and seasonal availability.
- Golf: confirm public tee times, pricing, dining, and any resident programs directly with the club.
- Trails and parks: walk the route from the home you are considering. “Inside the community” does not always mean “a short walk away.”
- River access: distinguish established access from later waterfront concepts.
Does today’s commute work without the future station?
The planned Potomac Shores VRE station is not open as of September 2026. VRE lists the project in final design. That is progress, but it is not rail service available today.
Current options may include Route 1, Route 234, I-95 and express lanes, OmniRide, commuter lots, slug lines, and operating stations such as Rippon. Quantico access involves military-installation rules.
Run the real commute test: travel your intended route at the hour you would use it. Include the return trip, tolls, parking, station access, and schedule.
Which school serves the exact address and move year?
Potomac Shores has on-site public-school facilities and is served by Prince William County Public Schools, but a community name does not guarantee an assignment.
PWCS approved elementary boundary changes for the 2026–27 and 2027–28 school years, and the new Potomac Shores-area elementary school is scheduled to open for 2027–28. Use the official address lookup for the exact home and applicable school year. Third-party ratings and old listing descriptions are not assignment promises.
Have you protected your representation and inspection options?
The builder’s sales representative works for the builder. If you want your own agent to advise you, make contact before registering online or entering a sales center.

Who should shortlist Potomac Shores?
A useful guide should help the wrong buyer rule the community out—not simply persuade every visitor to inquire.
Put it on the shortlist if…
- You value newer homes or recent resales with several ownership types.
- You expect to use the established recreation base.
- Your commute works with transportation available today.
- You are comfortable verifying association rules, assessments, and continued development.
Look more carefully if…
- You need completed walkable retail or on-site rail immediately.
- You want to avoid HOA rules, CDA assessments, or possible condo fees.
- You require a consistently short peak-hour trip toward the urban core.
- You do not want nearby construction or changing development phases.
