What is fixed, what is flexible, and what is still unknown?

Begin with the dates and obligations that can change every later decision. Write down the earliest possession date, the latest acceptable arrival, employment or reporting dates, travel windows, current housing obligations, cash timing, pets, vehicles, accessibility needs, and any property you may keep, rent, or sell.

Traditional relocation

Request the written relocation policy before choosing a vendor or signing a contract. Separate benefits from reimbursements, note submission deadlines, and confirm whether home-sale assistance, temporary housing, lender benefits, approved providers, or tax gross-ups have conditions.

Military PCS

Build from the orders and report date, then add leave, household-goods timing, temporary lodging, personally procured move requirements, and the likely assignment duration. Do not make an irrevocable housing decision from an anticipated order that is not yet firm.

Which jurisdictions and housing types can support your actual plan?

Northern Virginia is a network of counties, independent cities, transit corridors, job centers, and property types. An Alexandria mailing address may not mean the City of Alexandria. Taxes, schools, services, utilities, parking, association structures, and commute options can change across a boundary.

Use objective criteria: distance to required destinations, time-of-day travel, price and recurring cost, housing form, accessibility, lot or outdoor needs, transit access, parking, and official service boundaries. Abraham can explain property and market differences, but the choice of community remains yours.

If school assignment matters to your decision, verify the property address with the school division that serves that jurisdiction. Start with the Virginia Department of Education school-locator resources, then confirm the address with the applicable local school division. Ratings, demographics, religion, family composition, crime labels, or vague “neighborhood character” should not be used as proxies for where you ought to live.

Test the commute before it becomes a daily surprise

Which trips must the housing choice support?

Test the trip, not the mileage. Compare representative departure times, return trips, tolls, parking, Metro or VRE access, transfers, gate access, service interruptions, and a backup route. A hybrid schedule can make two or three demanding trips more important than an average daily commute.

Traditional relocation

Confirm the office location, required in-person days, core hours, parking policy, commuter benefits, and whether the start date overlaps temporary housing or closing.

Military PCS

Separate the installation from the actual duty location and gate. Reporting hours, Pentagon transit access, Quantico or Fort Belvoir gate patterns, shift work, and temporary lodging can materially change the trip. Use the Pentagon PCS commute guide when that is your destination.

A comfortable plan includes the housing payment or rent, taxes, insurance, association charges, utilities, maintenance, commute, parking, moving, storage, temporary overlap, cash to close, and reserves. A lender’s maximum and your comfortable amount answer different questions.

Preferred lenders and relocation benefits

An approved or preferred lender may offer a benefit, but compare it with outside options. Confirm whether the benefit is guaranteed, conditional, taxable, tied to a vendor, or offset by rate and fee differences.

Coordinate contract, settlement, and the physical move

What must happen, who owns it, and what happens if timing changes?

Track offer and contract deadlines, inspections, appraisal, financing, insurance, title and settlement, funds, utilities, access, movers, storage, lodging, and possession. Keep written confirmation of important instructions, verify wiring information through a known number, and protect personal documents.

Two timelines must stay connected

A change in possession, funding, shipment, or lodging can affect the other track. Keep one written plan with owners, dates, and backup options.

Plain-language relocation and financing terms

BAH is Basic Allowance for Housing. A COE is a VA Certificate of Eligibility. Entitlement is the VA guaranty amount connected to eligibility; remaining entitlement may affect the structure available for another VA loan. A funding-fee exemption means an eligible borrower is not charged the VA funding fee. A personally procured move is a move the service member arranges under applicable military rules. A power of attorney authorizes another person to act within the document’s stated limits. WMATA operates Metrorail and Metrobus; VRE operates Virginia Railway Express commuter rail.
