What this estimate does—and does not—mean
Zero down
Eligible VA borrowers may be able to finance 100% of the appraised value, subject to entitlement, lender approval, appraisal, and property eligibility. Zero down does not mean zero cash in every transaction. Review the official VA purchase-loan overview.
Seller-paid closing costs
The default planning scenario assumes an accepted contract with allowable seller-paid costs. Whether a seller agrees depends on the offer, market, property, and loan rules. A credit cannot exceed permitted or actual costs.
BAH versus qualification
BAH is one source of household income. A lender evaluates total qualifying income, debts, credit, residual income, eligibility, cash, and the property—not only the allowance.
Use a range
Change the interest rate, taxes, insurance, HOA, and extra budget. A range is more useful than a single optimistic result, especially when comparing corridors and property types.

Can I use all of my BAH for a mortgage payment?

Does zero down mean I need no cash to buy?
