I wanted to test a practical question: if you had roughly $750,000 to spend in Fairfax today, what would your real choices look like? I reviewed the active market around ZIP code 22030 and compared it with sales from the previous 90 days. Three current listings illustrate the tradeoffs unusually well. Three homes, three completely different versions of $750K

Scout Drive: the more conventional detached-home choice

This is the closest of the three to what many buyers picture when they say they want a detached Fairfax home: a 1960s brick house, a neighborhood setting, a modest yard, and flexible bedroom space. The tradeoff is that the finished interior is considerably smaller than the condominium, and the age of the home makes condition and future projects part of the evaluation.
Viognier Terrace: more interior space and a newer home

At almost the same price, this townhome-style condominium offers roughly 950 more interior square feet than Scout Drive and is decades newer. That can be attractive if interior space, a more modern layout, and potentially fewer immediate projects matter more than owning a detached home or a larger private yard. The public listing shows a $71.36 monthly association fee, which should be verified with the complete condominium and association documents.
Popes Head Road: buy the land and setting, not the square footage

This property reverses the usual value equation. The house is by far the smallest of the three, but the lot is nearly an acre and the public listing shows no HOA. A buyer considering it would need to decide how much value they place on privacy, outdoor space, the existing accessory structure, and possible long-term plans compared with day-one interior living space.
What the recent 22030 market says
The listings are examples, not the entire market. To put them in context, I reviewed homes between $700,000 and $800,000 in ZIP code 22030, including the current pipeline and the previous 90 days of closed sales.
The median closed home measured 2,125 square feet and went under contract after a median of eight days. Fifteen of the 24 closed at or above their original list price. That does not mean every home sells immediately or that every buyer should waive protections. It means appropriately priced homes in this band can still move quickly even when the broader market feels less frantic. Detached and attached homes produce different tradeoffs
Among the reviewed closings, detached homes had a median price of approximately $737,000, a median size of 2,044 square feet, and a median build year of 1955. Attached homes had a median price of approximately $758,500, a median size of 2,200 square feet, and a median build year around 2000. In this small sample, paying more did not necessarily buy a detached home—it often bought a newer one. How I would use this information as a buyer
I would not begin with “Which of these three homes is best?” I would begin by ranking the tradeoffs:
- Detached home versus attached home
- Interior square footage versus private outdoor space
- Newer construction versus an older home with possible projects
- Predictable community rules and fees versus more independence
- Move-in convenience versus long-term potential
Once those priorities are clear, the search becomes much more efficient. A buyer who needs 2,300 square feet and wants a newer home should not spend weeks rejecting older detached houses for being too small. A buyer who wants land should not be distracted by a beautifully finished condominium that cannot deliver it.
