Harbor Side: one-level waterfront convenience

What you gain: substantial one-level interior space, water views, and a lifestyle that places exterior maintenance and shared amenities outside the detached-home model. Bright MLS showed an $83 monthly HOA fee and a $949.46 monthly condominium fee when checked; buyers should verify the complete fee schedule, inclusions, and association documents.
What you give up: detached ownership, a private yard, and independence from condominium fees and rules.
Who should choose it: a buyer who values convenience, views, fewer exterior responsibilities, and a large single-level footprint more than private land.
Jennings Street: the detached-home choice

What you gain: detached ownership, an updated interior, a deck, a wooded yard, and the familiar separation between your home and the neighboring properties.

Who should choose it: a buyer who prioritizes a conventional detached house, garage, and private outdoor space.
Exmore Court: maximum finished space

What you gain: the largest finished interior, four bedrooms, a two-car garage, multiple living levels, and community amenities.
What you give up: detached-home privacy, a large private yard, and one-level living. More square footage here also means accepting stairs and attached ownership.
Who should choose it: a buyer who wants the most usable interior space and move-in condition for the budget and is comfortable with vertical, attached living.
What the recent market says
The three properties are examples, not the whole market. Prince William County’s July 2026 results provide useful context for why $600,000 creates such different choices.
Countywide, the median detached sale was $712,000, compared with $515,000 for townhouses and $422,000 for condominiums. ZIP code 22193 recorded 86 closed sales—the county’s highest ZIP-code volume in July—with a $547,450 median price and an 11-day median market time. Those figures do not value any individual home, but they show why property type matters as much as the Woodbridge mailing address.
