What $900,000 Buys in Ashburn, Virginia Right Now

Three Ashburn homes near $900,000 buy three very different daily lives: newer single-level convenience near Metro, a detached home with a yard, or exceptional interior space in an attached home.

Episode listings and property facts rechecked in Bright MLS September 7, 2026. Availability, prices, fees, and property status can change.

The useful question is not simply, “How much house can $900,000 buy in Ashburn?” It is, “Which part of the home-buying experience should your money prioritize?” These three listings show why buyers need to rank convenience, ownership style, stairs, outdoor space, interior size, condition, and recurring association costs before touring.

The short answer: near $900,000 produced a newer single-level condominium close to Metro, a traditional detached home with a fenced yard, or a five-bedroom attached home with more than 4,700 finished square feet. None delivered every advantage at once.

01

Springside Terrace: newer single-level convenience

Active when checked September 7

$870,000 · 3 bedrooms · 2.5 bathrooms · 2,285 sq. ft. · built in 2023

What you gain: a large open layout, semi-private elevator, two-car garage, office space, balcony, newer finishes, and proximity to Ashburn Metro. The condominium structure places lawn care, snow removal, and exterior maintenance outside the detached-home model.

What you give up: a private yard, detached ownership, and freedom from substantial recurring association costs. Bright MLS showed both an approximately $134 monthly HOA fee and an approximately $812 monthly condominium fee when checked; buyers should verify the complete fee schedule and inclusions.

Who should choose it: a buyer who values newer construction, single-level living, Metro access, and fewer exterior responsibilities more than private land.

Glenhazel Drive: the detached-home choice

Active when checked September 7

$925,000 · 4 bedrooms · 3.5 bathrooms · 2,552 above-grade sq. ft. · built in 1994

What you gain: detached ownership, a fenced backyard, screened porch, finished basement, two-car garage, mature landscaping, and extensive Ashburn Village amenities.

What you give up: the open plan and newer finishes of Springside and the extraordinary interior volume of Bristow Manor. The traditional compartmentalized layout, upstairs carpet, older bathrooms, and future maintenance are part of the tradeoff.

Who should choose it: a buyer who prioritizes a conventional detached home, usable outdoor space, and established-community amenities.

Bright sources displayed conflicting total-finished-area figures. This comparison uses the confirmed 2,552 above-grade figure until the basement measurement is reconciled.

03

Bristow Manor Drive: maximum interior flexibility

Active when checked September 7

$949,000 · 5 bedrooms · 5.5 bathrooms · 4,734 finished sq. ft. · built in 2007

What you gain: the largest finished interior, five bedrooms, multiple ensuite spaces, a full basement, wet bar, flexible upper-level rooms, a detached two-car garage, and community amenities.

What you give up: detached-home separation, a larger private yard, one-level convenience, and newer cosmetic finishes. That much usable space is spread across four levels.

Who should choose it: a buyer who needs maximum room and flexible spaces and is comfortable with attached, vertical living and selective updating.

What the recent Ashburn market says

The three properties are examples, not the whole market. Ask A Walker’s internal July 2026 closed-sales report and September 7 inventory snapshot show why property type and ZIP code matter around this budget.

164closed sales across ZIP codes 20147 and 20148 in July 2026
249active listings across both ZIP codes on September 7
128pending listings across both ZIP codes on September 7

In July, ZIP code 20147 recorded 77 closed sales, a $688,500 median sale price, and an 11-day median market time. ZIP code 20148 recorded 87 closed sales, an $860,000 median sale price, and a 14-day median market time. On September 7, the combined inventory included 93 active townhouses, 84 active condominiums, and 72 active single-family homes. Closed sales and current inventory measure different periods and should not be treated as the same statistic.

My practical takeaway: choose Springside when newer single-level convenience leads. Choose Glenhazel when detached ownership and outdoor space lead. Choose Bristow Manor when maximum interior flexibility leads.

How I would compare these choices

Before opening dozens of listings, rank these questions:

  1. Detached, condominium, or townhome ownership?
  2. Single-level convenience or more rooms spread across several floors?
  3. Metro access, private yard, or maximum interior space?
  4. How much do recurring fees and association rules matter?
  5. Which maintenance responsibilities do you want to own?
  6. Which Ashburn ZIP and commute pattern fit your household?

Use the home-affordability calculator to test the price range, the real monthly housing-cost calculator to include taxes, insurance, and association fees, and the down-payment scenario calculator to compare cash and reserve choices.
