Estimate what your housing budget could support

Select a rate, then edit every assumption. The default scenario uses zero down, a financed 2.15% VA funding fee, and seller-paid closing costs.

Informational estimate only: This planner is not financial advice, a loan estimate, underwriting, or approval. BAH is not a guaranteed purchase budget. Consult a licensed mortgage professional and, when appropriate, a qualified financial professional for numbers based on your complete circumstances before making a housing decision.

What this estimate does—and does not—mean

Zero down

Eligible VA borrowers may be able to finance 100% of the appraised value, subject to entitlement, lender approval, appraisal, and property eligibility. Zero down does not mean zero cash in every transaction. Review the official VA purchase-loan overview.

Seller-paid closing costs

The default planning scenario assumes an accepted contract with allowable seller-paid costs. Whether a seller agrees depends on the offer, market, property, and loan rules. A credit cannot exceed permitted or actual costs.

BAH versus qualification

BAH is one source of household income. A lender evaluates total qualifying income, debts, credit, residual income, eligibility, cash, and the property—not only the allowance.

Use a range

Change the interest rate, taxes, insurance, HOA, and extra budget. A range is more useful than a single optimistic result, especially when comparing corridors and property types.

Quantico BAH questions

What MHA is Quantico?

The official 2026 DoD lookup maps Quantico ZIP 22134 to VA296, Quantico/Woodbridge, VA.

Does BAH change based on how many dependents I have?

No. The rate category is with dependents or without dependents; the number of dependents does not create additional tiers.

Can I use all of my BAH for a mortgage payment?

You can test that scenario, but it may leave no room for utilities, maintenance, repairs, or other housing costs. Your personal budget and lender qualification may support a different amount.

Does zero down mean I need no cash to buy?

Not necessarily. Closing costs, prepaid expenses, inspections, deposits, appraisal gaps, moving costs, and reserves can still require cash. Seller credits must be negotiated and follow loan rules.

Are these rates the same as Fort Belvoir or the Pentagon?

Not necessarily. BAH is based on the assigned duty station’s military housing area, pay grade, and dependency status. Confirm the correct duty-station MHA rather than selecting a nearby ZIP based on where you want to live.
