By this point, the buyer’s financing has been approved as we discussed in the last step. The buyer’s agent will schedule the final walkthrough soon. Before they do we want to make sure all your belongings are out of the property and the house has been thoroughly cleaned.
We advise you have any agreed upon repairs taken care at least a week before settlement. Most buyers will do their final walkthrough one or two days before settlement.
If there’s a lengthy list of repairs the buyer may want to inspect them a few days in advance to make sure they have been completed to satisfaction.
Make sure to email us a copy of all paid invoices and you’ll want to keep a copy for yourself as well. All repairs should be completed by a contractor licensed to do the type of work required. This is outlined in the contract and is a requirement not a suggestion.
Here’s What to Expect at the Final Walkthrough
- The buyer will ensure all contracted repairs have been made
- All appliances are still in working order
- All fixtures and conveyances are still affixed and present
- They will make sure the home hasn’t been damaged when you moved out
- This is NOT a time for the buyers extended family, contractors, friends, etc to see the home or give quotes. This can wait until the home is officially theirs and the paperwork has been signed.
- It is NOT a time to move in property.
- It is NOT when the buyer receives the keys, again this will happen at closing.
