The Kingstowne community is divided up into 3 Villages called North, Middle, and South. North village contains the newest homes in the subdivision. With over 5,000+ homes, you can choose to live in a single family detached, single-family attached, townhome or condo.

What makes the 3 Kingstowne Condos Unique?

Kingstowne is home to 3 condominium complexes with one located in each village. While each complex offers different layouts, views, and amenities, the breakdown below will help you choose the right condo for you.

Chancery of Kingstowne Condos

Completed in 1998, the Chancery of Kingstowne is a condominium in the North Village of Kingstowne. Located near Van Dorn Street, the complex is adjacent to a beautiful lake with a gazebo and a winding walking path.

The garden-style condos of the Chancery are larger than most of the condos in the area. There is a total of 170 condo units spread amongst the thirteen lock secured buildings.

Eton Square Condos

Built between 1990-1995 in the Middle Village of Kingstowne Eton Square is the only complex with a major street running through the middle of the community. The community is located at the corner of Kingstowne Village Parkway and Kingstowne Blvd with entrances into the communities located on the ladder.

Most of the units in Eton Square are one or two bedrooms with a few rare three-bedroom condo units sprinkled in the mix. With 298 garden-style condos, Eton Square is the largest condominium complex in Kingstowne.

You could argue that Eton is in the heart of Kingstowne because of its proximity to the Kingstowne Town Centre. We’ll cover a few of the attractions in the Centre in a later section.

The Stratford Place Condos

Located in the South Village of Kingstowne The Stratford Place condos were built between 1985-1995. Stratford is located on a hilly part of Kingstowne Village Parkway which leads to some nice views from some of the units.

You have six different floor plans including one- and two-bedroom units. There are 244 individual condominium units in this development. Residents have access to the Stratford Place swimming pool as well as the pool and other amenities at the Kingstowne Residential Owners Association.

Kingstowne began construction in the 1980s with the final properties built in the early 2000s. The area is still growing with the addition of a 55+ community being built off Van Dorn Street in North Village.

Homebuyers are attracted to Kingstowne because of its access to great amenities, every type of transportation imaginable, and affordable home prices. You can jump on the interstate in less than 15 minutes from your house with access to all 3 major systems (95, 495, and 395) or use the E-Z pass hot lane off Franconia-Springfield Parkway.

INOVA and the MetroPlex

One thing you don’t hear often and it’s an added benefit is the proximity to an INOVA emergency room and HeathPlex campus the Metro Park development on Walker Ln in the neighboring 22310 zip code. Situated on one of the largest business parks in the area, you’ll benefit from quick access to multiple doctors covering most imaginable fields of the medical profession.

Metro Park is a 37.1-acre campus with 7 buildings that offer a state-of-the-art gym for its tenants along with FREE shuttle services to the Metro. Other companies that reside in the Metro Park complex:

Shoppers Food Warehouse is the anchor grocery store in this retail corridor and one of the last stores of its kind in the Northern Virginia region. (At the time of this article, rumors were starting to spread that Shoppers would be closing soon.) You can also grab a bite to eat for breakfast at Manchester Bagel, lunch at Kumo Asian Bistro, dinner at Lucky’s Tavern, or dessert at Baskin Robbins.

Kingstowne Town Centre

Managed by Boston Properties, Kingstowne Towne Center is considered the heart of the area. The Retail Center has multiple stores that could be considered anchor tenants.

Located off Van Dorn and Kingstowne Village Blvd, you can easily get the Centre from 95.

Once you’ve finished shopping for clothes, grab yourself a bite to eat at one of the casual dining restaurant options:

Now that you’ve had a great meal, its time get a little entertainment in your day by visiting either one of these places:

Hopefully, this explains why the Kingstowne Towne Centre is considered the heart of the area.

Hilltop Village Center

3.6 miles. That’s how far Hilltop Village Center is from Kingstowne Towne Center. Google says it’s a 10 minutes ride through the Kingstowne neighborhood.

There aren’t too many places in the Northern Virginia area with this many amenities in such close proximity. Hilltop Village Center is home to one of the biggest anchor tenants that have hit thise area in a long time.

Wegmans

Wegmans opened its doors on June 14, 2015. This corner of Kingstowne hasn’t been the same since.

People love Wegmans. Here are a few reasons why my family can’t get enough of Wegmans:

• Largest selection of fresh fruits and vegetables
• Amazing selection of fresh seafood
• Enormous selection of fresh bread
• Wide variety of different cuts of meat
• Huge quantity of pre-made items
• Great meeting space for my local book club

I ran out of ways to say selection.

Wegmans isn’t the only reason why Hilltop Village Center is a place to check out. Burtons Grill is making a name for itself as a premier restaurant in the area with a large gluten-free menu and a delicious hamburger.

My favorite coffee shop, Peets Coffee &Tea is cattycorner to Burton’s. They serve delicious hot cocoa with whipped cream.

You’ll also find LA Fitness gym and many other stores that can draw a crowd in this same development.

So, if you’re moving to Kingstowne, just know that the community is filled with amenities for everyone to enjoy in your household. Since there’s so much available in such a close space, crowds are rarely an issue.

What is there to do in Kingstowne?

Once you’ve moved to Kingstowne you soon realize that there’s more to do than shopping and eating out. Let’s look at a few activities to make your time worthwhile.

Franconia Museum, Inc.

Learn about the history of the area and how it becomes a thriving community. The Franconia Museum sells books and has exhibits tied to the area that includes Kingstowne.

Shadowland Laser and Adventure

A multitiered indoor with laser tag and glow dark experience that’s great individuals of all ages.

Greendale Golf Course

Sitting on 148 acres, Greendale Golf Course has 18 holes with beautiful views of the area. They also offer private lessons and a practice facility for fine-tuning your swing.

Kingstowne Library

The nearest Fairfax County public library is Kingstowne Library located on the corner of Beulah Street and Telegraph Road. There’s a reasonable selection for residents of all ages. If the library doesn’t have what you want, you place a hold on an item and get it delivered to this location. The library is open every day except Sunday.

Nalls Produce

Some would say that Nalls Produce is like a year-round farmers market for the local community. Established in 1961, the Nalls family has been serving the community for several generations.

Nalls often have the freshest vegetables and fruits that are locally sourced. You can also catch seasonal activities like pumpkin patches during the Fall season throughout the year.

Kingstowne Parks

Kingstowne offers lots of green spaces to its resident but there’s no official park within the interior of the community. Here are a few parks that very close to the Kingstowne area.

Olander and Margaret Banks Neighborhood Park

Lee District Park

Fairfax County government manages 17 parks with public restrooms. Lee District Park is the nearest park to the 22315-zip code. It takes 10 –15 minutes to get to the park from any point in the area.

How is my Commute?

Commute times vary widely throughout Fairfax County, but the Census Bureau puts the average commute time to work at just about 25 minutes in the United States. Located on the western edge of Alexandria just outside of the beltway many find Kingstowne to be the perfect distance from the hustle and bustle of the city.

How long it takes you to get to work is an important question to ask yourself when choosing a place to live. With the bulk of major employers being located closer to Washing DC means an increase in the prices of homes surrounding those areas.
