Vlog 13 – Preparing Your Alexandria Home for Sale for Photos: Dining Room [VIDEO]

This is the 3rd video in our series on “Preparing Your Alexandria Home for Sale for Photos”. In the last video, I covered setting up your kitchen for success. This video will cover everything you need to know about setting up your dining room for the perfect photo shoot.

First – Remove everything from your dining room table except a thin runner and a centerpiece. It needs to be a runner that shows off the space on the table. Of course, you are going to be taking the table when you move, but showing them a table ready to seat their family allows a buyer to imagine their own furniture in the space. You don’t need a runner, but you MUST use a centerpiece, something tall will help focus the eye on the space. A flower vase or candlestick arrangement is a good starting point. You can look online for inspiration on this.

Second – If you have a china cabinet, curio cabinet, or sideboard table, it needs to be clutter free. These items are intended to display beautiful items, but we don’t want there to be too many beautiful items. Take you smartphone, snap a photo, and see if the image seems cluttered. Photos will emphasize things you don’t notice in your every-day life. You’re moving anyway, so use this as an excuse to start packing.

Third- Chairs. If your table is a drop leaf table, remove a leaf from the table. Most homes are designed for 6 or fewer seating spaces. The space needs to look open, the table needs to be small enough to walk around comfortably. They aren’t taking your table, but they want to know that when they move their own table in, it won’t dwarf the space.

Remember: your listing photos are the first impression a buyer will have on the house, these are the make or break point of getting the buyer through the door for a showing. Taking the time and maybe a little cash to emphasize the beauty in the spaces around your will bring you top dollar.
