Plan the gate, Beltway route and household commute—not just the mileage

Joint Base Andrews sits in Prince George’s County near Camp Springs, but the practical search area can extend toward Washington, DC, Anne Arundel County, Charles County and Northern Virginia. Start with your authorized gate, reporting window and every household workplace before comparing homes.

Decision 1

Confirm the worksite and daily operating constraints

Do not begin with a “best places to live” list. Ask your sponsor or gaining organization for the building, authorized gate, parking situation, reporting time and any access rules that affect your daily arrival. Joint Base Andrews supports many missions and tenant organizations; the base name alone does not describe the last mile.

Confirm where you report, where you park and whether your schedule differs from the standard workday. A shift schedule can change which roads and gate approaches deserve the most weight.

Access

Your authorized gate

Main, North, Virginia and Pearl Harbor approaches connect to different roads. Visitor, rideshare and commercial procedures may add another stop or rule.

Household

Your second commute

If another household member works in DC, at another installation or in Northern Virginia, compare both door-to-desk trips before optimizing only the Andrews commute.

Duty station and home address answer different questions. Your permanent duty ZIP, pay grade and dependency status determine BAH. The home address determines your actual housing cost and commute.

Decision 2

Build the route around the gate you can actually use

Joint Base Andrews publishes separate procedures for credentialed personnel, same-day visitors, unofficial guests and commercial or oversized vehicles. Current official information says JBA does not use Trusted Traveler; visitors without an authorized credential or approved Base Access List entry must complete the applicable visitor process.

Decision 3

Compare complete commute chains

The useful comparison is door to desk, not map-pin to map-pin. A shorter drive can still lose time to a restricted gate or parking; a transit trip can work well only when the first and last mile match your schedule.

Drive

Test I-495, Suitland Parkway, Pennsylvania Avenue/Route 4, Branch Avenue/Route 5 and local approaches only as they apply to your gate. Add security and parking time.

Metro + bus + last mile

Branch Avenue is the closest Metrorail station. Official newcomer information notes weekday bus service outside the Main Gate; verify the current route, operating days and the last mile to your building.

Walk, bike or rideshare

Confirm the authorized entry, road conditions, lighting, weather and rideshare access rules. A short map distance does not establish a safe or permitted route.

Two workplaces

Score both commutes. A midpoint may balance two schedules better than optimizing one trip and making the other unpredictable.

Decision 4

Use corridors as research starting points—not rankings

Housing type, price, parking and commute reliability vary within every corridor. Compare a specific property against your worksite rather than treating a municipality as one uniform market.

Camp Springs / Suitland

Pattern: apartments, townhomes, condos and detached homes near Branch Avenue and Suitland Parkway.

Test: the assigned gate, local-road approach, Metro/bus connection and property-specific parking.

Tradeoff: shorter base geography does not guarantee the housing type or full monthly cost you want.

Clinton / Upper Marlboro

Pattern: established and newer suburban housing across multiple Route 4/Route 5 approaches.

Test: the exact gate, peak return trip, local bottlenecks and any second commute.

Tradeoff: additional space can come with more driving and less direct rail access.

Bowie / Anne Arundel side

Pattern: a broad mix of townhomes and detached homes north and east of Andrews.

Test: Beltway exposure, Route 202/214 alternatives and access to a second workplace.

Tradeoff: a regional location may help one household member while lengthening the base commute.

Waldorf / Charles County

Pattern: a large suburban housing pool south of the installation.

Test: Route 5 congestion, reporting time, return-trip reliability and complete vehicle costs.

Tradeoff: more housing choice or space may require a longer daily drive.

Washington, DC / JBAB side

Pattern: urban apartments, condos and row-house options with access to DC employment centers.

Test: parking, last-mile access, Route 295/Suitland Parkway and the full Andrews commute.

Tradeoff: proximity to a second DC workplace may matter more than minimizing only the base trip.

Alexandria / Northern Virginia

Pattern: established Northern Virginia housing and strong access to many regional employers.

Test: the Potomac crossing, Beltway variability and both peak-period directions.

Tradeoff: this is usually a two-workplace or regional-access strategy, not the shortest Andrews commute.

“Andrews AFB” remains a familiar search term, but Andrews Air Force Base and Naval Air Facility Washington combined to form Joint Base Andrews. Use the current joint-base name in official communications.

Can I choose a home by its distance from Joint Base Andrews?

Distance is only a screening tool. Test the exact address to the authorized gate at your actual reporting time and include security, parking and the trip to your building.

How does on-base family housing work?

Family housing is privatized through Liberty Park at Andrews. Contact the Military Housing Office and property manager for current eligibility, availability, wait-list, lease and utility information before relying on an on-base option.

Can I take Metro directly onto Joint Base Andrews?
